Application fees are NONREFUNDABLE meaning that even if the application is not approved, the fee will NOT be refunded.

The application fee is to cover the cost of the screening process.

REQUIREMENTS FOR RENTAL APPLICANTS:

In order to be considered for a rental lease at any and all of our properties EACH applicant must:

-Have 3x the rent in gross income monthly (Applicants who are applying together can have 3x the income TOGETHER)

-Proof of income (required before signing lease)

-Proof of citizenship/greencard status

-Have no evictions and/or all evictions must be paid in full

-Have a good rental history of at least 2 years

-Have no convictions, not be currently on probation or parole

-Had the same job for the last 5 years

-Have two good references

Holding Fee:

The holding fee is NONREFUNDABLE meaning that even if the application is not approved, the fee will NOT be refunded.

The fee is used to hold the property while your application is processed so other applicants won’t be given in the meantime. If your application is approved, the fee will be credited towards your FIRST MONTH’S RENT.

The holding fee covers the cost of holding the property.
